Prepping Exterior Concrete Surfaces for Paint in Allen, TX: The Right Way

Concrete is one of the harder residential exterior surfaces to paint well. It's porous, chemically reactive, and moisture-sensitive. Skip the prep steps and your paint job fails within 12-24 months. Do it right and paint on concrete lasts 5-10 years. Here's what Princeton, Wylie, Allen, and Rockwall homeowners should understand.

Why concrete paint fails

The Painting and Decorating Contractors of America tracks the top reasons exterior paint fails on masonry and concrete substrates. The list is short and consistent:

  • Moisture in the substrate at application time
  • Efflorescence (soluble salts wicking up from within the slab)
  • Improper cleaning
  • Wrong paint chemistry for the substrate
  • Application in wrong conditions

The porosity problem

The Portland Cement Association puts hardened concrete porosity at 12-15%. Paint applied to porous concrete has to fill and adhere to those pores or it will lift under moisture and temperature cycling. Step 1: Clean thoroughly

Concrete must be free of:

  • Dirt, dust, and organic residue

  • Efflorescence and mineral deposits

Step 2: Etch or profile the surface

New or smooth concrete needs surface profile — mechanical roughness that lets paint mechanically grab the substrate. Options:

  • Shot blasting (professional, mechanical)
  • Diamond grinding (heavy-duty)

Step 3: Test for moisture

Concrete carries internal moisture. Painting over wet concrete traps that moisture, which then blows off the paint from underneath. Test methods:

Step 4: Test for pH

Efflorescence: the recurring nightmare

  • Identifying and eliminating the moisture source
  • Allowing complete drying
  • Then coating
